How to Run an Airbnb Business Without Buying Property.

Most of our properties net $1,500–$2,500 a month. We lease them, furnish them, and operate them on Airbnb. This overview walks through exactly how.

In This Overview

What most courses leave out.

Why the city you pick matters more than the property — and the one data point that tells you whether a market is worth entering.
How to get a landlord to say yes to an Airbnb lease — including what to say when they've never heard of this model.
The math that tells you whether a deal is worth it before you sign anything — and the number most people get wrong.
Why most coaches teach 3 steps when the real framework has 6 — and the 3 missing pieces that get people banned, broke, or burned out.
The design system that turns someone browsing 80 Airbnbs in your city into the person who books yours.
How we're using Airbnb income to buy real estate we actually own — we just closed on our fourth property.
The Framework

The 6 systems most coaches
don't teach you.

1
Picking the right city — and the right property type within it.
2
Knowing the rules before you sign anything.
3
Finding properties and getting the landlord to say yes.
4
Running the math the right way before you commit.
5
Designing the property to book — why strategic design matters more than speed.
6
Running the business without it running you.

Justin Gaither, Founder of The BNB Exchange

I didn't plan to be in this business. About ten years ago I sold a startup, and not long after I needed to figure out my next move fast.

I rented my first apartment, furnished it, and put it on Airbnb. It was a side hustle to bridge the gap. It turned into something I never expected.

My sister joined me and we built it from there. Today we have over 30 properties across four cities — Charlotte, Raleigh, Durham, and Tampa. We bring in over a million dollars a year in bookings. We don't own most of them.

That Airbnb income is now funding the real estate we actually want to own. We just closed on our fourth property.

Most people who try this business quit within a year. Not because it's impossible — because they were sold a three-step version that leaves out the 90% that actually matters.

I'd rather show you what it actually takes than sell you a dream. That's what this overview is about.
